Owner List: What's in Your Download

Learn what's included in a Marketproof Pro Owner List export — owner names, mailing addresses, purchase history, and property details. Available in Marketproof, Xpressdocs, and Vistaprint formats for direct mail campaigns.

Written by Ning

When you export an Owner List from Marketproof Pro, you receive a CSV file containing property owner information extracted from deed documents — including the owner's name, mailing address, purchase price, and property details.

Owner lists are built for direct mail outreach. Whether you're prospecting owners with expiring tax abatements, properties held for a certain number of years, or listings that didn't sell, this export gives you everything you need to send targeted mailers.

Export Formats

Owner list exports are available in three formats, depending on how you plan to send your mailers:

Format

Best For

Details

Marketproof

General use and custom workflows

Full dataset with all fields listed below. Use this if you're building your own mail merge or working with a local print shop.

Xpressdocs

Xpressdocs direct mail platform

Pre-formatted to upload directly into Xpressdocs for printing and mailing postcards, letters, and other mailers.

Vistaprint

Vistaprint direct mail services

Pre-formatted to upload directly into Vistaprint for printing and mailing campaigns.

All three formats contain the same core owner and property data — the difference is how the columns are named and arranged to match each platform's import requirements. Choose the format that matches your preferred printing service to avoid manual reformatting.

Credit Cost

Owner list exports use standard credits at a rate of 1 credit per 75 owner rows. Data exports cannot be paid for with premium credits — only standard credits apply.

Example: If your plan includes 25 standard credits per month and you use all of them on owner list exports, you can download up to 1,875 owner records (25 credits × 75 rows per credit).

Key Things to Know

  • Owner mailing addresses are extracted from deed documents. The mailing address may differ from the property address — this is common for investors and second-home buyers who don't live in the unit they own.

  • Owner names come from recorded deeds and may include multiple names (e.g., joint ownership) or LLCs.

  • The Marketproof Pro Link takes you directly to the unit's detail page, so you can quickly research a property before reaching out to the owner.

Common Use Cases

  • Expired listings: Target owners whose units were listed but didn't sell.

  • Long-term holds: Reach owners who have held their property for 5, 10, or 15+ years and may be ready to sell.

  • Tax abatement expirations: Prospect owners facing increased carrying costs as abatements expire.

  • Investor outreach: Identify LLC-owned or corporate-owned units for investment-focused campaigns.
