Connect Microsoft Copilot Studio to Marketproof MCP

Register Marketproof as an MCP tool on a Copilot Studio agent for NYC real-estate data.

Marketproof MCP connects a Microsoft Copilot Studio agent to live NYC real-estate data: building and unit search, recorded sales and comps, owner and contact lookups, DOB permits and violations, and market analysis. Your agent can then search Marketproof and use the results in its answers and actions.

Before you start

  • A Copilot Studio seat (included with Microsoft 365 Copilot or a standalone license) and edit rights on the agent. A tenant admin may need to allow custom MCP connectors first.

  • A Marketproof MCP account with a credit balance. Sign up at mcp.marketproof.com and buy a credit pack. You need credits to run any queries.

  • A Connection from your Marketproof console, which gives you a Server URL, a Client ID, and a Client Secret. Create one under Connect your AI agent. The Client Secret is shown only once, so copy it when you create the connection.

Connect it

  1. Get your credentials from the Marketproof console as above.

  2. Open your agent's Tools page. Copilot Studio → Agents, open your agent, then in the left nav choose Tools.

  3. Start the MCP wizard. Add a tool → New tool → Model Context Protocol.

  4. Enter the server details. Server name: Marketproof. Description: "NYC real-estate search, comps, owner data, permits, and market analysis" (Copilot uses this to decide when to call it). Server URL: https://mcp.marketproof.com/tools.

  5. Configure OAuth 2.0. Type: OAuth 2.0. Client ID and Client Secret: from your Connection. Authorization URL: https://mcp.marketproof.com/authorize. Token URL: https://mcp.marketproof.com/oauth/token. Leave scopes blank.

  6. Create and publish. Click Create, choose Create a new connection if prompted, save the tool, and publish your agent.

  7. Test it. Open the Test or Play canvas and ask "Find recent Tribeca condo sales over $3M." Watch the call trace to confirm it reached Marketproof.

What you can do now

  • "Find recent Tribeca condo sales over $3M, with buyer and broker."

  • "Pull the open DOB violations and recent permits for 250 East 40th Street."

  • "Summarize Long Island City contract activity this month, with days on market."

Troubleshooting

  • The MCP option is missing. A tenant admin may need to allow custom MCP connectors, and you need edit rights on the agent.

  • The connection fails. Re-check the Server URL, Client ID, Client Secret, Authorization URL, and Token URL, then create a new connection.

  • Every request fails with "insufficient credits." Your Marketproof balance is empty. Buy a credit pack in the console.
