Foreclosure Search helps you find NYC properties that are in foreclosure, scheduled for auction, or showing distress signals through recorded liens.
Use Foreclosure Search to identify distressed-property leads, review case details, and start owner outreach.
1. Open Foreclosure Search
In the sidebar, under Properties, click Foreclosures.
2. Use quick filters to narrow your search
Use the filter chips above the table to focus on the type of distress signal you want to find. You can combine filters.
Lis Pendens: Properties with an active foreclosure filing.
Upcoming Auctions: Properties with an auction scheduled in the next 90 days.
Sold at Auction: Properties that have already sold at foreclosure auction.
Distress Liens: Properties with distress-related liens.
You can also search by neighborhood, borough, ZIP code, or address. Additional Marketproof Pro filters, such as building type, can be applied as well.
3. Review the results table
Each row represents one property.

Type | Ownership type, such as condo, co-op, or single-family |
Lis Pendens Date | Date the foreclosure filing was recorded |
Filing Date | Court case filing date |

Auction Date | Scheduled auction date, if available |
Upset Price | Minimum bid set for the auction |
Owner | Current owner of record |
Last Sold | Most recent recorded sale price |
You can click sortable column headers, including Type, Lis Pendens Date, Filing Date, Owner, and Last Sold, to reorder the results. For example, sort by Lis Pendens Date to see the newest filings first.
4. Open the case detail
Click any row to open the full case detail.
The detail view may include:

Creditor / Plaintiff
Debtor / Defendant
Original Amount
Court
Case Type
Filing Date
Lis Pendens Date
Case Stage Progression
Case documents
Distress liens
When case details are available, Marketproof shows the relevant record and documents. When a property surfaces only from distress liens, the detail view shows the lien information instead.
5. Reach the owner
Once you find a lead, add the owner to your outreach list and run skip trace to look for phone and email contacts for direct follow-up.
FAQ
What is the difference between Lis Pendens and Upcoming Auctions
A Lis Pendens means a foreclosure case has been filed. This usually marks the beginning of the foreclosure process.
An Upcoming Auction means the property is scheduled to be sold at foreclosure auction within the next 90 days. This is a later and more urgent stage.
Why do some properties have no full case detail
Some properties appear because they have distress liens, even if Marketproof does not have a full foreclosure case record for the property.
In those cases, the detail view shows the lien information instead.
Can I get foreclosure leads emailed to me
Not yet. For now, you can check Foreclosure Search directly in Marketproof Pro. Saved-search alerts for foreclosure leads are on the roadmap.
