When you export data from a Past Sales Search on Marketproof Pro, you receive a CSV file containing individual closed transaction records. Each row represents a single sale, with detailed pricing, financing, and timeline information.

This export is especially useful for transaction-level analysis — understanding not just what sold, but how fast, at what discount, and how it was financed.

Credit Cost

Past sales exports use standard credits at a rate of 1 credit per 15 transaction rows. Data exports cannot be paid for with premium credits — only standard credits apply.

Example: If your plan includes 25 standard credits per month and you use all of them on past sales exports, you can download up to 375 transaction records (25 credits × 15 rows per credit).

Tips for Working with This Data

  • Percent Financed is on a 0–1 scale. A value of 0.75 means 75% of the sale price was financed. A value of 0 typically indicates an all-cash transaction.

  • Sponsor Sale lets you distinguish first-time developer sales from resale transactions, which is essential for accurate market analysis.

  • Days on Market is measured from the listing date to the contract date, not the closing date.

  • Bulk Sale flags will help you filter out portfolio transactions that may skew average pricing analysis.
